Understand the fee before you commit.

I'll confirm the fee on enquiry once I understand your brief, budget, price point and the complexity of the work involved.

You'll receive the proposed scope and fee in writing, including when payments are due and how GST is treated.

The agreement sets out what's included, how a change to the brief is handled and how the engagement ends.

• What work is included in the quoted fee?
• When is each payment due?
• Are inspections or specialist reports charged separately?
• What happens if a purchase doesn't proceed?
• How are any relevant commercial relationships disclosed?

Allow for the other buying costs.

Keep a separate allowance for your conveyancer, inspections, transfer costs, finance costs and other property-specific expenses.

Your broker and conveyancer can help confirm the allowances for your purchase.

Once those numbers are clear, the buying brief can reflect the total funds available.
